Extra care housing scheme delivering affordable, independent living with wraparound support for over 55s in Guildford.
Meadowcroft Lodge is being delivered in partnership with Surrey County Council and Places for People on the former site of Pond Meadow School. It provides 59 one- and two-bedroom extra care apartments for older adults with care needs, alongside communal facilities designed to support independent living.
Trigon coordinates across a multi-stakeholder team including SCC, PfP, Bmor and CField Construction. Key challenges have included a constrained reptile mitigation window (October–March), planning delays with Guildford Borough Council and complex funding arrangements. Relocation of protected slow worms has been sensitively managed.
Communal amenities include a commercial kitchen, lounge, activity room, gardens, mobility storage and hair salon. ESG impact includes engagement with local schoolchildren around ecology and biodiversity, and the scheme supports SCC’s wider strategy for extra care delivery.
